Job Description

To champion and execute world-class Facilities Management (FM) services that epitomize the 7-star luxury standards of the island, meeting the ultra-high expectations of our elite clientele and stakeholders. The FM Director is instrumental in developing a culture of excellence, ensuring the island’s physical environment and services are unparalleled in quality, safety, and innovation. The role aligns closely with NEOM’s vision outcomes and incorporates sustainability, technology, and best-in-class practices to set global benchmarks.

As a key leader in the organization, the Facilities Management Director will foster a culture of development excellence and collaborate with colleagues across the Proponent, Sectors, and Department teams to elevate the quality of FM for Sindalah’s assets to the highest international standards. This role will drive alignment with NEOM’s vision and expectations, ensuring world-class operational excellence.

Key Responsibilities

  • Develop and implement a comprehensive Facilities Management strategy that aligns with the island’s 7-star luxury service levels
  • Design and oversee FM services tailored for ultra-high-net-worth guests and Island.
  • Build and maintain relationships with key stakeholders, including high-end retailers and F&B outlets
  • Lead, mentor, and develop an elite Facilities Management team while nurturing a culture of excellence and high performance
  • Ensure operational effectiveness and quality control across all FM functions to meet or exceed 7-star standards
  • Oversee financial planning and budget management to balance luxury and financial sustainability
  • Ensure compliance with all regulatory standards and manage associated risks
  • Continuously assess and adapt FM services, technologies, and protocols based on market trends, guest feedback, and operational data

Strategic Influence

  • Align Facilities Management strategies with the overarching vision of the luxury island to deliver unparalleled guest experiences.
  • Forge partnerships with high-end service providers, vendors, and internal departments to build a luxury service ecosystem.
  • Lead innovation by identifying and integrating cutting-edge FM technologies that elevate the island’s 7-star reputation.
  • Establish key performance metrics that reflect the ultra-luxury nature of the island, aiming for industry-leading benchmarks.

Operational Excellence

  • Oversee the seamless operation of all facilities, prioritizing ultra-luxury services, safety, and sustainability.
  • Ensure every touchpoint of guest interaction exceeds 7-star luxury expectations, from arrival to departure.
  • Implement proactive maintenance schedules and quick reactive solutions to ensure infrastructure and amenities are always in impeccable condition.
  • Conduct regular audits and assessments to identify areas for improvement, always aiming to redefine the luxury standard.

Financial Sustainability

  • Develop comprehensive budgets that reflect the high-end nature of services and amenities, ensuring maximum ROI.
  • Implement cost-saving initiatives that do not compromise on the quality of service and luxury.
  • Drive revenue generation strategies within the FM scope, such as value-added services, to contribute to the island’s financial goals.
  • Regularly review financial reports, adjusting strategies as needed to ensure alignment with the ultra-luxury service commitment.
  • Create and nurture a high-performance team capable of delivering exceptional service, embedding NEOM’s values into daily operations.
  • Implement training programs that focus on both hard and soft skills, ensuring the team is well-equipped to meet 7-star service standards.
  • Promote a culture of continuous improvement, empowering team members to strive for excellence and innovation.
  • Establish mechanisms for regular feedback, peer reviews, and external evaluations to continually elevate team performance.
  • Establish strong rapport with internal and external stakeholders.
  • Develop and implement sustainability initiatives.
  • Utilize data analytics and customer feedback for strategic decisions.

Operational and Quality Compliance

  • Oversee the adoption of state-of-the-art property management systems and technologies.
  • Ensure all facilities management activities are in line with Sindalah and NEOM’s long-term environmental goals.
  • Continuously seek opportunities for innovation and process optimization.
  • Develop and implement quality assurance protocols to ensure 7-star standards.

Knowledge, Skills and Experience

  • Expert knowledge in Facilities Management best practices, particularly in a luxury or high-value setting
  • Understanding of high-end retail and F&B operations
  • Familiarity with global compliance and safety regulations
  • Deep understanding of financial planning, budgeting, and reporting
  • Competency in smart technologies and data analytics tools for facilities management
  • Exceptional leadership and people management abilities
  • Stellar communication and interpersonal skills
  • Strong analytical, problem-solving, and decision-making skills
  • Ability to multitask and manage complex projects
  • Capability to develop and maintain relationships with ultra-high-net-worth individuals and high-end partners
  • Minimum of 15 years in Facilities Management, with at least 5 years at a senior leadership level
  • Experience in managing facilities in a 7-star or similar luxury setting
  • A proven track record in managing high-performing teams and delivering exceptional service
  • Prior experience in working with ultra-luxury brands or high-value properties

Qualifications

  • Bachelor’s Degree in Facilities Management, Business Administration, or related field; a Master’s Degree is preferred
  • Professional certifications such as CFM (Certified Facility Manager), FMP (Facility Management Professional), or equivalent are highly desirable
  • Additional qualifications in hospitality management, particularly in luxury services, are a strong advantage
